    house market value

    How do you find out your house market value other than paying an appraiser? This is in allegheny county pa which has a website of assessed value but i dont know if that is what they use. I am looking at 7 but keeping house is a major concern. I paid 89900 5 years ago, assessed 94k. I have about 80k in debt on it. If its valued too high our exemption 40400 wont allow us to keep i dont think??????

    There is no accurate site. Just have a real estate agent do a cma for you, it is usually free. Best way is to get an appraisal. County appraisals are usually NOT market value so it probably won't be used.

          You can go to zillow.com to get an automated valuation...its free. This will give you some idea, but also a cma would work too.

            The REA I worked for called it Competitive Market Analysis.

            Call 2-3 Real Estate Agents. Act like you're thinking about selling your home. They'll put together a CMA for you.

            The Realtors will pull Comps. Houses similar to yours within a close radius. If you're in the City or the Burbs, within blocks. If you're in the country, could be miles. The houses they pull will have Sold and Closed within the last 6 months, generally. Unless your property is unique or your market is really slow.

            That'll give you a good basis for the value you quote for BK. And you'll have the CMA's for documentation of your value.
