Bankruptcy and 2 persons in deed

    Hi:

I have two homes on my name, I don't live in any of them, my dad and my mom live in one of them, they have been missing payments for about three months and the foreclosure process has started as of yesterday (March 6). I am willing to surrender the house and let it go to foreclosure. The other house is in the same condition, the tennant has missed payments for about two months but no foreclosre process yet. I am planning to file for Chapter 7 BK by the end of this month.
The issue is: my dad is in the title did for the house where he's living. If I file for bankruptcy, and get discharged, can the bank or court go after him? Should I try to remove him from the deed? I don't want anybody to go after him.
They are ready to vacate as of right now, should they do that? or should they stay? All I want is to do is get right of those houses and forget about them, I'm willing to take the blow to my credit.

    Thank you for your responses!
