That means, I get the keys, sign all the papers, give them my check. BUT the realtor and seller don't get their money yet. The sellers bank is slow with the payoff. The title won't actually switch banks/names until mid-week next week.
Because *someone* was doubtful on my closing costs, I'll post my sheets sometime over the weekend. Our total closing costs including earnest money are right around $1,600.

JeepMom 08-25-2006, 05:16 AM This is our 3rd, we've learned a lot of lessons with the previous two. We have some major painting/cleaning to do this weekend. If we get it done by Sunday on Monday we'll start moving. If not, then we wait until the Holiday weekend and start moving!

JeepMom 08-25-2006, 06:40 AM I told dh this mornign before he left for work I felt like I truely accomplished this and made this possible. He makes the money but I've done 95% of the actual leg work to get this done. It's scary though that I have purchased a house in his name and no one has ever talked to him directly on the phone.

Sorry to hear that JM. Hopefully things will iron themselves out and you can shoot for monday. In the meantime, enjoy painting over the weekend. Congrats!

MTG_BANKER_OH 08-27-2006, 06:16 PM Hey congrats on the home. I am sorry I was not able to help you out with your question earlier is has been a crazy week with work. Good job on getting the keys, I have never seen a seller give the keys without the closing actually happening.
JeepMom 08-28-2006, 04:11 AM They knew we weren't moving, just painting. Really the only risk they had was/is if hubby fell and wanted to sue them because it's still their house. We have insurance and no reason to sue.
The paint made some progress but not nearly what we wanted. We expected to have the whole house done by last night. We have half of the upstairs done and that's it. So, hubby will be working hard every night this week to get this done. I may hire a sitter to watch the kids so I can help.
I had some people that just moved here from OH tell me that where they were it was common practice to have to wait 30 days after the closing to get the keys as well. I couldn't imagine that!Around here it's usually at possession closing.

That's the way it was for us when we lived in IN years ago. Sellers had 30 days to get out and turn over the keys. I asked, "What if the water heater goes or the A/C dies?" It's still on the Sellers if they are still in the home. Up to them to repair or replace.
Then we move to MO and it's 3-5 days after closing. Sellers HAVE to have place lined up to move to or they're in trouble.

It is common practice for someone to get posession at closing. I have not run into anything where someone had to wait 30 days to get their keys, unless the old owners were paying the new owners rent for a month, since they do not own the home anymore.

That's the way the Market worked where we bought in IN in 1988. Same thing when we sold in 1992.
Custom was, the seller had 30 days in which to move. No rent paid or anything. If the seller planned or needed to stay longer, then a financial agreement had to be made.
Things may be different now, tho.
