    Buying a home

    Hi,

    It's been little over a month since our discharge from a Ch 13. We just put our house in the market and want to buy a new one. We really want to move out because our school district is not the best (Philadelphia) and we want our child to go to a better SD when he starts 1st grade next year.

    We qualify for a VA loan. Some people say we can get approved, others that we need to wait the 2 years or whatever that is. Is this accurate?

    The 2-year proviso relates to FHA loans, and to Chapter 7 ONLY! Yes, you can qualify (which is not to say you WILL -- that's up to lenders). For example, I closed on an FHA-guaranteed mortgage loan 55 days after Chapter 13 discharge earlier this year.
    VA (and USDA) guidelines are somewhat more lenient that FHA's, by the way.

      That's good to know! We are shopping around for lenders. What lenders do you recommend?
