    Diggin' the hole a little deeper...

    Well, I got the HELOC so far. The CU says everything looks perfect for closing, but always expect a glitch. I hated to do it but Hurricane Wilma and POE Insurance left us no choice. The Interest is at "Index Prime" plus nothing, not really sure if that is good or bad. As I said before POE is not renewing anyone in Florida, nor are several others. Everyone East of 95 must carry seperate Windstorm Policies. My Insurance for the Townhome is going to 3200.00 per year after August 16th. I already got my letter.

    The BK has presented very few hindrances to credit for us, I guess it is time on the job (24 years). We are selling our land in Tennessee to pay the HELOC, but that will take awhile. We will have enough left over to buy two lots down in Lake Tansi, we know the area well. Our original lot is in a well developed neighborhood and the homes are fetching about 220,000 and up in that area. We have repairs that must be completed. Basically the effects of the BK are about over even though discharge was only two years ago. I really hated to take this loan out but the fence is still down and the exterior repairs have to be done and the outside electrical boxes have to be upgraded by a licensed electrician. In Sunrise you are really not free to do any work on your home yourself, fences have to be a certain code and permits run about $400.00 alone, the materials are another 2000.00 plus 1200.00 labor. My exterior repairs have to be up to code also. A window say, 3 x 3 here is about 700.00 and has to be installed with permits, which takes several weeks to get and then inspected, another few weeks and has to be hurricane glass. It is very strict here, but it'll be done right. Bribery is sort of out the window with building codes here because of liability, inspectors do get arrested since Andrew.

    Probably not the right section for this post, but it is a credit issue, just not happy to take a loan. Have done nearly everything cash this last two years. Alot of people here are going to let the City and Asociation force repairs and just have a lien on the house, they cannot afford the work. There are alot of problems now. I know my Supervisor has all the materials for his roof, it $18,000.00 before Wilma and the price is now $36,000.00 to roof his SF home and climbing monthly (flat tile) but POE will not have the adjuster return his calls, we believe they have run out of funds to pay the workers. we were treated like dogs. Please no comments about letters, Senators and Attorneys General and such, it is a waste, when you call those numbers even they will tell you that. One fellow at work found out that his company shut down there Customer Service contact numbers, he has been unable to reach them and is pursuing it through the State of Florida.

    I wouldn't want to live down there for anything Robbi. Some of the most beautiful places in america, like south florida and especially southern california, are most beautiful to visit on vacation and such but an incredible pain to live unless you're rich. Really takes the beauty right out of living there when you have to deal with so much crap and unreal expenses.

      These prices have to be running people out of south Florida. Actually, when I was in Atlanta, everybody moving in was coming from Florida. My mom is still down there, and is worried about getting her insurance bill. She is not, however, close to the water, but more inland. I used to go to Sunrise quite a bit, but that was about 5 years ago. Was not nearly as crowded, I'm sure, back then. Stayed at the Hilton when I was down there on business. Those were some good days. Used to stay at Pier 66 also in Ft. Lauderdale. Loved that place.

        It is getting bad pricewise and CROWDED in Sunrise. It is Dade North now.

        we are out by Hiatus and Oakland Park, you know, used to take six hours to get here from Miami in the 70's, 2 and a half in the 80's and now about 40 minutes!

        people are retiring and leaving but they are cominig in droves and sunrise is becoming upscale very fast, UNFORTUNATELY! I am getting whacked on Insurance!

          I don't know how you do it, robivi3. I had to get out of there. Between the cost-of-living escalation, the lack of growth control, the rudeness of the population, the traffic, the increased frequency of hurricanes the next 20 years, and the need to start my life over after a badly failed relationship, I couldn't imagine still being in Florida.

          How much longer before you join those of us here in Tennessee? I couldn't be happier that I moved up here. I should have done this years ago, and not foolishly given up my own dreams to stay with an ex who wound up hurting me emotionally and financially in the end.

            Titan, are you in the West part? And yes, it IS capitalized, remember when Governor Dunn took down the "Welcome to the Three Great States of Tennessee" signs?

            I have been looking at homes in Knoxville on Realtor.com. The prices for a good neighborhood (check Sperling's best places to live for Stats and demographics) are amazing and the City is rated as one of the best bargains on the Map. $145,000.00 gets a nice new home in a nice area of town. 3 or 4 bedroom 2 story, 2.5 baths, 2 car garage 100 X 200 lot. Down here same home on 75 X 100 lot in Davie or Sunrise, 400,000 to start.

            We want to be in Crossville, it is such a wonderful place and two of my co-workers have family there also. However, Knoxville has the Veterinary College for middle son. Really want to leave here. Need to wait 'til boys graduate in '08. Job makes it difficult, if I wait out six years my money is excellent and I can work up there also in the same field. The problem is I have an iron clad job here, the pay is obscene and that is what is holding me. My retirement in six years will be more than an average salary. It will make the transition nice, especially if the boys are on their own!

            No house payment, 4000 per month, oh .............................

            It is no lie though, such a mix of folks, such alienation by race, rudeness, traffic, high prices, taxes, overcrowding...
