Hi Guys......Just wanted to add my 2 cents. I had horrible credit and filed Ch.13 about a year ago. I(wife and 3 small children) was just approved for a 260K purchase at 6.5%. I need 3% down which is no problem. Never thought we'd be able to get a loan this quick! And such a great deal. I have no idea how this happened but we are closing in 2 weeks. My attorney sent a letter to us about 3 months ago to see if we qualify with this bank,and we did. Their web site I spoke with Tom. They were very professional and upfront. They lend their own money,so I guess it was easier to get this loan from them. I also tried 3 brokers and was turned dowm by each of them. I guess its all in who you talk to. Just wanted to pass this along just in case anybody is in the same boat! My best to all of you...and there is light at the end of the tunnel!

Been there..................... a question........
If you were in a Chapter 13 payment plan and have only been the plan a year (yet filed for a loan after 9 months)................ where did you come up with $8 or $9K to put down as a downpayment on your loan thru this company.............. ??
Also, did the Trustee not question WHERE your downpayment came from..... and didn't you require his approval......
Am I understanding this is a new purchase and not a refi???
Was your Chapter 13 a 100% payback plan?
Something "sounds" a little too good to be true.......................

Minny. We asked for permission from the trustee for release. Her office asked us for a reason. We said we wanted to look into purchasing a new home. We made every payment on time. She sent our release along with our payment history to us. Found a home we loved. Applied. Got approved. Moving in next week. Whats "to good to be true"??? What am I missing?

I have been a member of this board for a year and a half now. During that time, I have come to find that NORMALLY, when someone ONLY posts advertisements, or in an advertising manner, in their ONLY posts, that they are here to troll, spam, or advertise for themselves. If you have not closed you can not say they did a great job for you yet, If you were in a chapter 13 then is is much easier to get an FHA loan then a chapter 7. If you were released from your chapter 13 did you still not have creditors to pay back?Nick Kusan

In Been theres defense I can say that I did receive a 100% approval from this company for 140,000+ and also checked the BBB so I would say thumbs up to Been there and thanks alot for getting on this site and letting us know about this company because we are here to share helpful information and I hope that we are all here to encourage and not discourage. I went with my realtor's broker who got me pre-qual'd. I discharged BK in march of this year, and I got an $175k 80/20 loan. 80 at 8%, and 20 at 12%. Monthly payment including taxes and insurace is $1499/month.
Monthly payment for a $175k loan at 9% is $1409 without taxes or insurance. Close, but not quite as good.
