    Whew! We're getting house #2!

    Ok, so another offer came in yesterday morning. Our realtor called us to let us know.(He's the listing agent so that's how he knew) We're going to pay $112K for the house. It's a little more than we wanted at $110K but to us at this point it's worth a little more to not have to drag the kids out and keep looking.

    We're now looking at 9/1/06 as the closing date. This way our first payment won't be due until November and we'll have a one month break of no mortgage/no rent. We'll use that money to buy paint and supplies to get the place where we can move in. We'll have 2 weeks to clean and move.

    I'm firing off a letter today telling him he has almost 2 months to find a new tennant and fix the items that are wrong with the house.

      We will be terminating our lease for xxx xxxxxxxx on September 14, 2006. The original date of August 14, 2006 for moving out is no longer valid. This is giving you almost two months to re-rent the house and to fix the following issues allowing you to re-rent the house prior to our vacating.

      We have asked for four months for issues to be addressed with this house and they have not been taken care of.
      • Screens are missing in 5 windows. This has lead to increased cooling bills as I could not open all of the windows in the house to accommodate proper air flow. My child is allergic to bug bites (as documented by her physician) so I am not able to open windows without screens in fear that my child would be bitten by a bug.
      • There has been an ant infestation in the house. They have been found in the living room, bedrooms, bathrooms, kitchen, and dining rooms.
      • The left-hand window in the dinning room is broken. My youngest child has been injured repeatedly on the opening arm for this window.
      • The front screen leading into the house is sharp and has holes. This again is another safety hazard for my children.
      • Fecal matter has repeatedly backed up into the bathtub. When the maintenance man has come to de-clog the toilet he has never cleaned and properly sanitized the mess. This has lead to illnesses in the house.
      • The toilet has never been properly installed after the second repair. Caulking is missing.

        Hi, I'm obviously new and after searching through the archives, I may have missed it but I couldnt find the answer to my question....

        JeepMom, Would you mind sharing with me with whom you got your new morgtage approved? I am currently working with NLMC and so far so good. Just curious. Oh and for everyone elses info. Beware of this company https://www.buyahomeafterbk.com It is a joke!

              I thought u were working with a local bank Jeepmom? Anywoo congrats on your purchase. I hope I have as much success as you. I have about 1 more month until discharge and I'm ready to start cleaning up and rebuilding so we can make our way to homeownership. My kids are sooooooooo ready for a house!

                My job offers a $8,000.00 forgiveable loan to employees, but I have to get the mortgage thought the bank I work for. Alittle worried about that. $8,000.00 could be huge in helping me get started, but I may get turned down because of my situation.

                Before Filing: Tr 496, Ex 496, Eq 507

                Today: Tr 618 (+122), Ex 601 (+105), Eq 623 (+116)

                  The local bank couldn't service the loan so they sent me to a broker that they get business from and he's taking care of us. He's some-what local, about an hour and half away.

                    About 2 days now. Waiting for a pre-approval letter via email so we can start looking at houses. BTW. We included a foreclosure in our Bankruptcy which seems to make it a lot harder for financing after Bankruptcy.
