    Modular homes

    I have been looking at modular homes as an option but was wondering if you can include the price of land you need into the mortgage. I was looking at land for sale in my area and I could get some with all utilities present for anywhere from 2,000 up to way more than I could ever afford.

    Most people that buy modular homes already own the land, then purchase the home and the land/home then become one under one mortgage........

    Now a mobile home is different........ you can have a mortgage on the home and then a mortgage on the land or it can both be on one mortgage together...

    Remember when you buy the land and home and then have it set up - you bear all the expense of footers, septic tanks, electric pole and lines, water lines, etc.... This can run up to $8 to $10,000 to get all this done just to setup the home on the land.

    So be careful, know what your paying for and what it includes........
