    Worthless?

    The lawyer said if my property is landlocked and is virtually useless (due to easements etc) even if it is owned free and clear, ~$26,000, that the trustee may not even want to deal with it.

    What do ya'll think of that? Anyone with an experience.

    There is probably some validity to that.

    When you say landlock, are you saying you don't even have any easements for ingress and egress over other land to access your property.

      There is an ingress/egress as far as a easement goes but there is no one surrounding it that will sign a easement for utilities

      The utility company won't touch it since there is no one who will sign an easement. Even though it has a easement on the deed, they require another one to be signed.

        That sucks, but it still has some value, and if there is no way to exempt it, you can bet the trustee will want it to sell it at auction, even if the trustee could get only $1000, the trustee will likely take it.

          This auction that everyone speaks about; could I attend or send an "agent" to repurchase items? Where and when do they hold these auctions?

            Actually, you can do one better, you can redeem the property from the trustee and negate the need to outbid other buyers. A redemption is basically where you purchase the item from the bankruptcy estate (i.e. from the trustee).
