    Foreclosure timelines by state- anyone have reference material?

    I have heard the process can start in 2 months some places, and as long as 2years in others???????

    You are right, Samantha - there is indeed a wide variability in foreclosure timeframes depending on the state the home is in. Check out foreclosure laws state by state at http://www.foreclosures.com/www/page...StatePref=true

    06/01/06 - Filed Ch 13
    06/28/06 - 341 Meeting
    07/18/06 - Confirmation Hearing - not confirmed, 3 objections
    10/05/06 - Hearing to resolve 2 trustee objections
    01/24/07 - Judge dismisses mortgage company objection
    09/27/07 - Confirmed at last!
    06/10/11 - Trustee confirms all payments made
    08/10/11 - DISCHARGED !

    10/02/11 - CASE CLOSED
    Countdown: 60 months paid, 0 months to go

      Please keep in mind in many cases if you are upside down they are dragging their feet. I'm at almost a year in a state where it should have taken 90 days. I may have to force their hand to even get a foreclosure done.

        Im still waiting for mine to be finalized how on earth do you ''force there hand''? id be curious to know how to do this cuz enough is enough already.
        im still waiting for title transfer out of our names....

          If there's one thing I'm absolutely certain about, the words "force their hand" and the US legal system do not belong in the same sentence! And neither do the words "timely" or "prompt"!

          Hang in there, Spiritwolves - your foreclosure will happen. It's just difficult to say ahead of time exactly when it will happen.

            Something to bear in mind, Samantha, is the Mortgage Lender's position.

            While the Law may say a Foreclosure Timeline is X days, weeks, months,......... The Mortgage Lender may not move to Foreclose. Or may move to Foreclose when it suits them.

            Lenders have to be mindful of their bottom line. How much REO (Real Estate Owned = Forecloses) Property they are carrying on the balance sheet. How their overall financial picture looks to potential investors.

            In areas where properties are selling slow and the Foreclosure rate is high, Lenders may just let properties set until they are ready to move to Foreclose.

            Officially Declared No Asset - 03/2007
            Closed - 04/2007
