Terrance - I am curious about HOW the foreclosurebusters helped your aunt. Typically most foreclosure companies promise they can stop the foreclosure, charge the consumer a lot of money and do nothing. Do they buy your home to keep it out of foreclosure?

Before we ever spent a penny fixing up our house for sale, I checked into those companies that will "buy your house as is" saving you time and money. I fig'd if we spent $20K in paint, repairs, carpet, etc. and added market time and REA costs, documentation expenses, pro rated taxes, etc., where we would be. Then I had a viable ballpark number to work with when considering their offers. I fig'd if we could basically walk away with about $10K in our pocket we'd be even money wise with all the hassles of marketing. I called 3 companies and every one did the same thing. They pulled old "comps" that sold and closed 2+years before. The houses they pulled weren't even true comps to our property. In essence, each and every one low balled us. As in not enough to cover the mortgage on a house we have roughly 25% equity in.
Be vary wary in dealing with people like this. There's got to be profit in it for them to stay in business.
