    Bankruptcy and Forclosure Bailout

        All BF users agree not to use BF for advertising purposes without a written contract between yourself/company/agent and the administration of BF. Blatant advertising will result in a ban.

        All BF users agree that in order to post any "light" ads they must have a minimum of 100 valid posts. If you are a company wishing to advertise on the site or sell a product, you must have permission from the board administrator prior to posting, regardless of your post count.

            It is fine to encourage people to ask you questions here, publicly, in order to share what you know about the mortgage business. It is not ok to ask people to contact you to apply for refinancing. That is soliciting business, and a support forum is not the place for your commercials.

                  I would never leave my financial future up to someone who can't read between the lines of restrictions and find something as easy as...

                  "I work in the mortgage business, and this is my experience of this scenario.... (fill in blanks that would be pertinent to the post that you are responding to)"

                  Never once in that statement did you solicit your business, and you are still helping the person that you responded too. By being present on the boards and by making a positive contribution, maybe ONCE in awhile someone would PM you about things you have spoken about, and possibly could get a client, but probably very rarely.

                  I would suggest finding another advertising venue if that is what you are looking for... if you TRULY want to help people, and advise them you have inside information by being in the business, try the line I gave you above...

                    There are other participants in this Forum who are employed in the Mortgage industry.

                    Not one time have I seen any of these people publically advertise on the Forum, and they did not contact me. I was the one to initiate Private Message conversations. Something I read that was publically posted led me to contact them for further info. I have asked numerous questions about Foreclosure, and Deed in Lieu of foreclosure and received lots of help from these very knowledgeable people.

                    Not one of those people has solicited me to do any type of business with them. There has not even been mention of the names of the companies they work for.

                    There are folks here, in all kinds of professions, that share their knowledge and expertise without advertising or soliciting business for themselves or their companies.

                      If you're here to help, then answer questions that people post. You could put something in your signature indicating your background basis for your expertise.

                      If you're here to find customers-well, you're here for the wrong reason.

                        Folks here are struggling with debt. We don't need anyone's helping getting in deeper than we already are.

                        People like this promise the sun, the moon, and the stars. They don't care that 1 year or 2 years after you close, you cannot keep up the payments. All they are interested in right now is their commission, their points, their finder's fee for referral to a huge lender on the secondary market.

                        We are a piece of beef in the meat case of life to them. Nothing more, nothing less.

                          I think people like him our worse then the people you speak of...

                          If he could name me a lender who would give him an approval on someone that has a 120 day late on a mortgage payment with a active bankruptcy or even being discharged for lets say 6 months with around a 500-600 credit score...

                          I would love to know it, my salary would probably QUADRUPLE if I had that type of lender to work with...

                          I have some lenders that don't look at mortgage lates, but with a 500-600 credit score and just out of bankruptcy you would have to have a LTV around 60%... (which by the way if you had that equity, you probably would have not been able to exempt your home in the bankruptcy anyway...)

                          There are A LOT of rouges in the mortgage industry, that have people sign over their deeds and all kinds of things that are far worse than setting you in a loan that you can't repay...

                          Just beware to everyone, if it seems to good to be true, it probably is!!!

                            Great points. I agree with you 100%. The banks/lenders/brokers are on your side when you need their help in the beginning, but then turn their backs on you when you need them the most.
