    Credit Union Nightmare

    Oh boy, doing a refinance wioth Eastern, what a laugh. What a joke of an unbending beauracracy. Have talked to several others and they had problems to. I am doing H/cane repairs. We were approved for a zero % above prime no closing cost loan. However, the CU has made an issue because the company doing work on the common property issued a standard "Notice of Commencement" to start the work to repair the common property. As is normal they filed on the Plat. These idiots called it a "Lien"! No other person in here has had the same problem and there have been four closings on our street since the notice was issued. They actually want the Company to terminate the Legal Notice and rescind their rights on a 70,000.00 fence for an entire community for 24 hours.

    Dade County Employees CU is EVEN WORSE!

    That is NOT a standard practice here but the CU idjots can't understand this. Every day in this town people buy and refi in Condos and TH's that have all kinds of notices on them so long as it is not on YOUR RESIDENCE! So, I am losing that loan and going with Irwin with $1200.00 closing cost and a 600.00 app. fee. Unreal. Every person I have talked to that did a loan with these folks has complaints, ESPECIALLY CAR LOANS. Trying just to get repairs done without this idiocy... NIGHTMARE... no, in Florida Insurance only covers certain parts of H/cane damage and after august we have no insurance and go into the State run "Citizens" program.

    No more windstorm

    ...on Anna Maria, you can basically no longer get windstorm insurance...totally different for Sarsota County...in the next 6 months, there is going to be a total breakdown in FL on this whole insurance game...even one of our island insurance agencies had their coverage go from $2,500 to $25,000 in two years...somethings not right

      Right now this is eating me up! Need to get repairs done. All this about falling house prices!? What the... that's a load of crap. They are still going up down here. Alot of demand, no land. Our TH's are going to 250k, the last two sales were in the 240s. The two two on my street that are now listed with the Appraiser sold for 237k and 239k, waiting for the others to show. No one is "dropping prices" here. Want to finish the repairs and redo the the Bathrooms and kitchen to prep for enjoyment and sale down the raod.

      You deal with alot of thrid worlders in charge down here. They have a bearaucratic mindset and can't break out of the box in their thinking. It creates alot of extra hassles when you try to get things done. one thing to change your country, another to change your standards and mous operandi. There is a reason that their Countries are failures, AND THEY ARE, and we have succeeded. we get things done and get beyond the we're trying to hold you down mentality. I'm sorry but when it comes to getting things done, I prefer to deal with third or fourth generation Americans. Sorry if anyone is offended but i live this daily. Truth is truth. Thats my preferece, seen both worlds for 36 years, prefer only one. Just a rant, tomorrow i'll feeel differently.

        It it won't be long if you LIVE in a hurricane or tornado or earthquake area of the country YOU WON'T BE ABLE TO GET INSURANCE to cover your losses.....
        people will loose everything they have worked for....... because they can't get insurance coverage.

        As long as the insurance companies were "making big bucks" everything was honky dory...... now that they have to pay out some of "those bucks" for repairs............... they want to drop everyone they can't make money off of...

        Need some regulations HERE.....................

        Same way with hospitalization and auto insurance.............. high premium until you need it, then they drop you from coverage............

          Just faxed a last letter to the CU telling them that the "Notice " covers a l;arge area of the community and that you can't release the project for one home. they are total baffoons. Just grasping hoping to get the cheap loan anyway!

            It's going to be here sooner than later...."They" showed us the fllood zones two weeks ago on the front section of our county newspaper...talk about creating a panic.......and w/the windstorm issue....homes are not going to be sold in my little part of the world...yes, there will be less rebuilding because people will not have the cash alone to do it.....I knew I was getting off the island for a reason......we all have bad vibes about this summer, here in FL....my boyfriend's mom, who works for city of Sarasota said they have another direct hit predicted for New Orleans....already....

              There's a prediction that this type of weather could last up to 10 years based on past history...... especially in the Gulf Coast areas......

              Lots of changes in our weather around the USA....... cold areas are turning warm, etc..... Spring is now almost summer weather, and winters are mild in some areas that used to be real long cold ones..... Hot and high heat areas are spreading out more and more across the US.... Glaciers are melting down and they say it will raise the level of the oceans by several inches before its thru..... Animals that used to migrate, no longer do......

              Strange weather, strange nature changes........

              Lots of things have changed weather wise in the last 10-20 years........

              Somethings going on, for sure....................

              AND THE SAD PART IS, insurance is NO LONGER going to cover a lot of the damage caused by all of this..............

                Timing is crazy, but...

                ...I was just reading the post by Minny re: hurricanes, etc, and got a spam on my email "Hurricane season is here!!! Are you protected?" Ummm...This far north (near Chicago), we get occasional leftover rains blown this way by a tropical blow making landfall in Texas....real worry for my neighbors is flooding by local creek/rivers. I'm on a hill, but my neighbors all pay into federal flood insurance program. And now no coverage for mold damage to house (disclaimers last year from homeowner's insurance), so need to be carefully inspecting for leaky spots after every blow, too. Had to move my deductable up to $2000 to make insurance affordable, since replacement value is required by mortgage company. If only my house was REALLY worth that on the market!! I'd sell, settle some bills and move to a condo instead of playing "dodge the bullet" trying to second guess the Chap 7 trustee.

                  ...and it was less than 10 years old...had to tear out front & repair...my house that I rent has mold & moving in 14 days...I am experiencing all kind of weird health problems that I can atribute to this mold & yes, insurers are about done covering mold as well!

                    Finally AFTER one month the CU admits its mistake!! They put me throught to the Title folks and all i need is a letter from the Property MGR stating that the association has the funds to complete the repairs to the common area for which the notice was filed! It's one of those papers that hangs in the bag with the permit, a simple notice stating that there is an agreement to start work. Now i have two offers, the better deal by far is the Eastern CU, zerp percent above prime and no closing costs and Irwin which will give me up to 70 grand, not needed but lots of fees. Going with Eastern, I only took out 10k just to finish things up. Even with Irwins deal i won't be over 75% LTV, but to much debt.

                      Glad you finally got that straightened out and you can go on with your repairs......

                      Its getting harder and harder to settle up with insurance companies.... they want to drag it out and drag their feet.....

                      Constantly new "little pamphlets" coming in the mail stating "changes in your policy".......

                      In order to pay for insurance, your deductable has to be very high, just to afford it...... then most repairs will be at your expense anyways..... just major ones would fall under the insurance policy.... (over $1,000).....

                      Your doomed if you do and dammed if you don't!!!!

                        Please pray that the closing can go well... the deal is to good. It has had my stomach in knots for weeks. This is my last HOA, I want to be free in Tennessee, NO association crap.

                        In the Country on Highway 70 or 127, several acres, shoot my gun, put a giant plastic chicken by my mailbox if i like, hang underwear on the line in the front yard, darnit i want freedom and dang well have me a beater, untagged, no license or registration in the yard because I darn well can!!!!!!!!!!

                              Finally, we close tomorrow. Alot of problems caused by Wilma were the cause. Also gonna grab another piece of Tennessee, my bithplace.
