    I would not notify them that I would be at the home when they show it...... you are the tenant and that is still your home......

    Be there is you want to be....... me, I would be!!! I wouldn't want people pilfuring through my things.

    I was still in my home the day they auctioned my home off...... all those people showed up, came inside like they were "guests", looked in all my cabinets, closets, sat on my furniture, etc..... You would have thought they were all invited "guests"..... They sat at my kitchen table, at my bar, etc..... They checked out every peice of furniture - picture I owned like it was being sold also.....

    Yes, I made sure I was there............... and I had friends watching them also.....

    So, no need to tell anyone, be there if you want too be..... it's still your home till someone else moves in.............

      She called a little bit ago saying they were running late(this man is always late). I told her I would be here. I made sure I put a note on the washer & dryer they did not stay-they are mine! I would hate for someone to see them, think they came with the place and then when they moved in found out they weren't included ya know.

        Minny, I can't imagine how hard that was for you. I know my wife would not want to be there, she would be too upset at losing the house. But I would want to be there. Sitting on the recliner, drinking a beer and yelling at the TV. LOl

        You are a strong person to go through that.

          Me either! They would have had to call the law on me cuz I would have been screaming at every single person that touched any of my personal items.

          In our Foreclosure, it states that the house cannot and will not be shown and is being sold "as is" and that if someone is living in the house, the purchaser will have to evict them (lucky for the buyer, we moved out 4 months ago).

          I really don't want to know the sale date, but I know I won't be able to resist. I'm guessing next March will be the time frame of the sale.

            Jeep -- I think that was a great idea, but I bet you PITA Landlord will have something smart to say about it............what do you think?

              JUST A NOTE FOLKS - The rest of the story.............

              The day my home was sold like I said I was there........

              Fortunately right after the sale, the people that bought it asked me if I wanted to buy it back.......

              They allowed me to put it on a land contract till I could refinance it (fixing too).... they required a downpayment though....

              The Trustee had stripped me of every dime I had (such a nice guy).... I saw no way to do it.......

              BUT my neighbors, friends, coworkers all come together and came up with $5,000 to put down on it to help me get it back..... (my wealthy brothers refused to help -so much for family love - I hope they don't need anything in the future!).

              Sooooooo, I never had to move out, am still in my home, and still own it.....

              That was 9 months ago......

              Since then I have sold yard sale stuff, crafts, scrapped, and saved till I got everyone paid back that put in on my home..... I even took in two roommates (a guy and a girl) to help straighten things out..... (that kept me from working 2 jobs again and ruining my health again).

              Hopefully come the first of the year, I'll get it refinanced at a lower interest rate and out of the hands of the owner that holds the land contract....

              I don't like land contracts, but it was the only way at the time, and this time it worked out great for me....

              BELIEVE ME, you don't realize how many friends you really have or what they think of you till things get rough..... and sometimes you are AMAZED at what they will do to help you......

              I KNOW I WAS WHEN THEY TOLD ME, YOUR NOT MOVING, YOUR KEEPING YOUR HOME, WE WILL SEE TOO IT!!!! AND THEY DID!!!

              One week later the papers were drawn up, signed, sealed and delivered and I owned my home again.

              I am very fortunate to be blessed with great neighbors, friends, and coworkers...... and am loved a lot more than I every dreamed I was...

                Minny, that is just amazing. We read alot of bad stuff happening to people on this board and we hear alot of downtrodden, broken people.....but your story was truly inspirational. You really are blessed to have such caring neighbors friends and co-workers. You were also blessed with the person who bought the house and then turned it around and wanted to sell it back to you!!! Someone was looking out for you.

                I don't know you personally, but you have always been an inspiration to people on this board and have given me plenty of good advice, wisdom and plain common sense on too many posts to count. I am always happy to see good things happen to good people!

                Now that I am refinancing out my Chapter 13 (closing on Wednesday!) I hope that I have the opportunity to someday help someone in financial distress like someone (or someone's in your case!) helped you.

                  Minny I can so identify with the brothers NOT helping....one of my brothers has money but IF he helps you - which he probably wont - he will NEVER let you forget it...he is all about money. He judges everyone by their wallet...sad commentary. He was NOT raised like that at all. I know my mother and dad are turning over in their graves..so disappointed in some of their children. And Minny you are our den mother...we so appreciate all the support you have given all of us. I hope your situation clears up very soon...you have so earned it.

                    Personally, I don't see a problem with you staying while they show the place, JM.

                    The previous tenants were home the day we looked at this place. Didn't bother me one bit. We got to ask them some important Q's too. Like how much did gas and electric run/mo to them? How much for water? Things like that. Granted, they were college kids and we're a family. So I expect our bills to be a bit higher, but,.......... They gave us a good ball park guesstimate of what to expect. And that was very helpful.

                    Plus too,.......... I wouldn't want people looking at my things and possibly helping themselves to something on the way out the door.

                      That is how my parents are. They are crawling with money. But is like the godfather, you have to go and kiss the ring and beg for a favor. And of course, you get lectured, then the money comes with strings attached, then he never lets you forget it. It's not worth it, you know?

                        My parents have more money than my in-laws. My in-laws are always the ones to help us out. My step-dad gave me small amount of cash once. From what I understand my sister has borrowed money and she said they keep on her from day one about getting it back. My inlaws know they will get the money when we can get it to them. We always pay them back within 6 months or so.

                          When you don't own the property, you don't have certain rights. Read your lease closely and learn your rights as a lessee. When you decide to end your lease, almost all states allow landlords to show your apartment to potential tenants without you being present as long as they give you 24 hour notice. If you don't like it, don't rent. Buy. And keep paying the mortgage. When you stop paying and are foreclosed on, you don't own the property anymore. The bank does.

                              What does forecloser have to do with tenants rights?
