    Did you need an appraisal?

    Our attorney said we will need a home appraisal (we are keeping it)before we file.Just wondering if anyone else here needed one.The other attorneys we met with didn't mention it.Wow,it's a lot of paperwork(prepping to file)dh is filling out out all of the forms, very time consuming and stressful .I'm sure you all know this!Also how long before you got all of the forms from the lawyer did you file?dh hopes to do this asap..

    We did not ned an appraisal, however we had done a refi about 4 years ago and were able to use the appraisal that had been done at that time

      We were never asked for one, but we got comps on our own by telling a realtor we were "thinking" about moving and were wondering what we could get for it.

      VERY time consuming. To make sure you remembered every creditor, got their account numbers, addresses...... yah, it took us about 2 months
      Also how long before you got all of the forms from the lawyer did you file?dh hopes to do this asap..

      We filed Pro-Se. But I would say from the time we got the NOLO book it took us about 2 months to make sure we had everything and were doing it right and then another 2 weeks of just going over everything 10,000 times.

        We tried to do a refi this past Spring and had an appraisal done then.Dh is great at keeping paperwork and we have no record of it.Is it possible Quicken loans would give us a copy?

          I would certainly contact them and see if they will, they may charge you a fee for it though. We didn't need the actual "paper" form for the appraisal, just gave the dollar amount. The trustee will probably know what the average home value is in your area and unless you are way underestimating the value of your home, I doubt if it would be questioned.

            Hi Mea2!

            Yes, we were required to have an appraisal on our property. It cost us $285 to get it done.

            I'm blown away by how much it cost me to declare to God and Country that I DON'T HAVE ANY MONEY

            BK is EXPENSIVE!

              Some attorneys will accept a copy of the "accessed value" from your PVA office (property tax)...... ask you attorney if he will accept that..... unless your home has gone up in value tremendously......

                Our court will accept "2 out of 3" to arrive at an estimate: appraisal within several years (can be for refinance), tax assessment value if within 5 years, comparison to other homes on market, realtors' comp analysis and estimated listing price. Anything decreasing the value such as a disclosure of problems with house such as is needed for selling or a home inspection detailing problems can be used to decrease valuation on house as well.

                I have ALL of the above in my folder, since I am $10-15 thousand above on the home equity over the state exemption, but not enough above for the court to sell, probably if selling expenses are figured in as well as the list of things to be fixed bringing down the "as is" price. Hope it works. At 60 I don't want to have to start hunting for a place for me, my girls (still in college) and the pups (3 of them) to rent.
