    Re-Fi Companys??

    Hello Everyone-

    I just came about this site..WOW, Anyways I would Like to Re-Fi my First, Second and my 13 all into one new Mortgage but I can not find a company who will touch me while in CH 13, Anyone have any good Companies I can call??

    Welcome to the Forum, ColumbusJoe!!

    There are several Members here who have done that. Refi'd their homes and paid off their Ch 13 plans. Hopefully one will chime in for you.

    Generally speaking, we prefer for personal referrals of this nature be handled via PM so you'll wanna watch for Private Messages.

    A couple of questions tho.

    Did you file Old Law or New Law??!! If you filed New Law, have you been in your plan at least one full year??!!

    Old Law, filers could buy-out before the 36 month mark at the $$$ amount set in the plan. To my knowledge, we haven't had a New Law filer scheduled for less than 100% payback that's refi'd and bought out early.

    Discharged - 12/2006
    Officially Declared No Asset - 03/2007
    Closed - 04/2007

        Hey Thanks for the Info, My Plan started In July 2004 and is scheduled to end July 2009 about 2 1/2 Years Left to pay. I believe My Homes Value is enought to where I can pay off The Chapter 13 my Second Mtg and My First Mtg with one New monthly payment.

        Every Company I call says "Sorry we DO NOT Help you UNTILL your 13 has Been paid off" I'm Like HELPPPPPPPPP.

        Thanks for Any Lead to Companes or Brokers. I'm in Columbus OH if that Helps.

          Columbusjoe, you will have to wait until July 07 to refinance out (unless your at 100% payback to unsecured creditors). At that point, you should be able to find a mortgage company willing to loan you some money to buy out of it. If your not at 100% payback, you should wait.

            You can potentially refinance your CHapter 13 with an FHA loan and pay off the entire thing and get a good rate in the 6's. This is considering several other factors though. It can be done though, you have to had clean pay history in your chapter 13 and no new derogatory accounts on your report since the chpater 13. With FHA you can do up to 95% cash out also.

              Im a wholesale account rep for a mortgage company and we do this all the time. You need to be in it 12 months, if mortgage is in BK then the trustee payment will be your mortgage rating, need a trustee demand, pay you out completely and only allow you 15k cash in hand. Depending on your credit score we can get you 100% LTV but still have to follow those previous guidelines. My old company allowed more than 15k in cash out. Let me know if you need some advice. Im in wholesale so I cant do your loan but I can probably help you find someone in your area. Good luck
