    If my co-signer files, will they take my house?

    My mom, who has great credit at the moment has offered to co-sign on a house for me, but may be filing chapter 7 in a year or two. I was wondering if there would be any way they could take my house when she does.
    Also, my credit is horrible right now - about 530 and declining. I will be filing chapter 7 in the next few months. First of all, what are my chances of getting a house right after discharge with a cosigner with very good credit? Second, if I can get one right after discharge, would it be easier, credit wise, before (with horrible credit), or right out of bankruptcy? I know they wouldnt be able to take the house with the bankruptcy according to my state law (Kansas), so that's not my concern. I just want to know if its possible with my situation, and if so should I try before or after bk? I'm not sure how much a cosigner with credit as good as my moms will persuade them to look past my bad credit.

    My understanding is that a co-signor will not help you after you have filed. Everything I have read appears to point to the fact that you have to wait at least two years after discharge before anyone will look at you..
