if a house is listed let's say 550k, how much is it really worth?

It depends upon the area. I am a full time re agent (have been more than 25 yrs). In a market like this you still have sellers all over the board with pricing. The agent that you are working with to purchase the property should certainly show you the comparable sales (actual closed sales) that have closed within the last 60 to 90 days to get a feel for what that specific home is selling for given its location. Don't go back too far for sold comps as the market is still trending down.
