Basically, could you blackmail the bank into foreclosing by threatening to damage the property? Would this be illegal and if so why?
HHM jokingly said that one day. It's your property and they would have no recourse. I believe that HHM's joke was solely to provoke the lender into taking immediate action.
However, the lender/bank would have probably already put force-placed insurance on the property, so they won't be crying poverty.
