BK and Sell of Real Property (non-exempt)

My wife and I are facing filing bankruptcy in the near future. My concern is selling almost 6 acres of vacant land in the mountains prior to or at the time of. The proceeds of the sale go to pay off the Home Equity Line of Credit and the rest into windows, doors and flooring for our townhome, so as to have the $$ in an exempt asset. Also tax refunds...can this be touched if received before, and what about if after filing.
