    Kinda Screwed

    Calls are coming in at an all-time high, getting letters from OC's saying they are going to go to collections soon. I have taxes due on my house June 6th and September 6th, 4200 total so half due on each date. Obviously I pay late to the county I get a charge from them 1 and a half percent a month. Would you pay minimums on your attorney so it'll take 5 months to file and try to get taxes paid as much as possible or would you pay on the attorney first and then pay on your taxes. Potentially I could pay the 2k by the middle of next month to get bk filed? Anyone know of what exactly happens if I can't get my property taxes paid on time by the second date? Will I lose my house? I know this isn't the right forum to ask but any help would be appreciated.

    Before we moved, we had been late a couple of times on our house taxes. We do live in rural Kansas, so things may be different if you have an overly aggressive county or if you owe quite a bit. When we were behind, they just kept sending letters, but nothing much ever came of it. We were behind about 2 years (but only a total of about $1500) and when we went to sell the house, we just had to pay them in full. We did make payments whenever we could, but it was certainly not our top priority to pay right on time.

    If it were me, I would pay the attorney first then pay the taxes, or call and set up a payment plan up with the county. It's worth a shot, and the worst they can do is say no.

      Thanks for the message man, I called them today (county assessor's office), it can go to tax sale, but can't lose my house until I don't pay for 2 years. Then I pay either the county at an interest rate or whomever buys my taxes. Definitely going to pay the attorney first and pay down what I owe on taxes.

        Dont rush to file though unless you have to. We were behind on our house, not to too bad and we have got it caught up but the months after you file should be easier then previous. We rushed to file to make the phone stop ringing and I really do wish we had waited and got the house caught up over about 3 months and then filed. We had to make 3 house payments this month to get caught up by our 341. Not easy. I know most say you should be caught up when you file ch 7 if you want to keep your house, but we were advised by our lawyer that as long as it was caught up by our 341 we would be fine. I will be glad to have it over sooner but the kids are getting tired of hot dogs. Dragonnfly

          That's some great advice, thanks. I'm caught up on house, no car payment, just am sick of all the calls now.
