    Help!--Are you around? I have a ? about your rental

    Hi Help, I can remember reading on the forum before that I think you had rented a brand new home in a new development from the builder. If I've got that correct, how exactly did you accomplish that? Did you visit the sales office and get into a conversation about it with the salespeople, or did they advertise the rental? We currently live in a nice rental that was also a new home, but it's thru a private party, and along with that comes some discomfort on my part (the owner wants to visit periodically and check on things inside, repairs done, etc, which is certainly his right but sends me into a bit of a tailspin.) Also, he or his family may want to move into the home eventually and it would be nice to have something completely secure for many, many years until our credit is somewhat restored. Thanks.

    We did rent a brand new home after we walked away from our house.

    The home we walked away from was in Michigan. My husband was losing his job and he found a great job in Georgia. We could not afford a house payment and rent so we had to let the house go.

    We lived in an apartment for a couple of months and I wanted to get into a house before our credit was wrecked.

    We were working with a local real estate agent and she told us about the builder that was looking to lease some houses that were in a subdivision that were not selling. The builder that we are leasing from has several houses that they lease. The builder actually owns a rental company also. We never see them. We signed a three year lease to get a good price.

    My advice to you is to go through a local real estate agent.

      At the time we were delusional about our finances (this is before we moved when I had a good job). We actually thought we'd be able to buy it once our home was sold, so we asked the builder if they'd be willing to do a rent-to-own agreement. There were two separate contracts - the lease and the offer to purchase. The offer to purchase was contingent upon qualifying for financing (which is obviously not going to happen... and we have no desire to have another mortgage anyway). I love my privacy and I'd go crazy with a landlord like that.

        I bought a house on a land sale contract.
        So far so good I will need to get a mortgage in 3 years but as it stands now both mine and the sellers name are on the deed I pay the taxes ,interest and insurance.
        I had one contract that i had considered with a builder but he wanted a very large down payment.

          Oh my gosh, thanks to all of you who replied..I just now saw these, don't know why I didn't capture them in my new posts search.

          So a realtor might be the way to go? Help, did you just ask the builder on your own? As is with everywhere else, there are lot's of new builders here, and from the looks of things, not many are selling, except the ones that have come wayyy down on price and tossed in all kinds of goodies. Oh, man, the killer for me was over the weekend as I drove by our old house that's in foreclosure to pick up the mail, I saw all kinds of activity at the sales office (it had been closed for a while and no new building). But all of a sudden there's a "phase II" and the starting prices are almost $200k less than they were when we bought 3 yrs ago, sigh. And our house certainly wasn't the first or last to go to f/c there........

          Help, I'm with you. I need my privacy and to feel like this home is mine, though technically it isn't! The owner was planning a visit recently, complete with wanting to check the smoke alarms and replace filters (things my husband could do) and look at repairs done (we've sent him pictures) so my entire family went into a serious deep-cleaning mode, only to get a phone call at the last minute that he wasn't coming after all, he'll reschedule. Ugh. But at least I got a REALLY clean house out of it, right?

            Yes, I contacted the builder directly. That would make me FURIOUS! It's nice to have a clean house, but I definitely wouldn't want someone coming through to give me the "Good Housekeeping Seal of Approval" - especially with young kids! The builder has pretty much left the neighborhood and the sales agent who sometimes is in the model leaves us completely alone. I love it that way. Good luck w/ finding a better living situation. In the meantime, don't knock yourself out keeping a spotless house... life is too short and it's just not worth it!
