Question about Short Sale Approval Letter

We are attempting a short sale with the bank on a property. We received a letter stating that the short sale was approved that included the following (excerpt):

Bank of XXX or the investor may seek recovery of the deficient balance.

Yes, that line is problematic. You need to call the bank and ask the to clarify and/or send a new letter deleting that line.

I wouldn't complete the transaction with that line in the letter, that's for certain!
