    Finding a new place to live

    How hard is it to find a rental property after filing BK and letting the house go. Major concern is not being allowed to rent from anyone. Any tips or personal stories would be helpful. Should we find somewhere now before our credit is ruined?

    I have 2. One is that I told the person streight off that I was in BK and forclosing. The man owned/managed the properties. He said he apprecieated my truthfulness and said when I wanted to rent, to come to him and he would set me up. I think a situation where you can actually go to the owner is better than a big apt management firm. This guy had both buildings and houses.

    Right now I found a great loft above a store and the owners happen to be lawyers. I don't need to explain the situation to them, they know. I'd really like to get this place because it suits me.

    In specific, I am looking more at one-owner inner city lofts/apartments usually in unpopular but nice areas. I also specifically want a bus route, and pets allowed.

    My advice is start looking now, go around, talk to people, don't hide anything, and get on lists for any opening when you are ready. Tell them what they will see if they pull a credit report. Prepare to grease their palms if worst comes to worst.

    How hard is it? In 2 weeks after a bit of digging I have come up with 10-20 places.

    Check craigslist as well. Smaller owners often advertise there.

    Oh-- and!!!!! So the way I found the great loft was simply going to the area I liked and asking store clerks. Since I was looking for a place above a store, I found someone renting through the employees.

      Well I have tried 4 real estate companies. The first three said absolutely not..they would not even talk once I mentioned bankruptcy. Two of those said that they would consider once the BK was discharged 2-3 years. The final company owner was much kinder. He was happy to hear that I had filed 13 and not 7. He felt that I was trying to pay my debts. He called the owner of the property and told her that I had the BK but had a stable job and felt that I was trustworthy. I was accepted to movein...did not pull my credit because he said that I had told him the truth. My advice..start looking now...just be honest..you will get turned away but someone will accept sooner or later. Good Luck!

        We found a guy that didn't pull a CR. Most small time investors won't pull a CR. Big property management compaies will be the ones to pull CR.
