Would there be a consequence if a person just quit claim their property to a crack dealer? or homeless person willing to take it? As long as the grantee was of sound mind and willing to accept the quit claim, could they do it and move on?
(Presuming they've surrendered the property in a discharged bk and are not trying to avoid a foreclosure proceeding, but just don't want the headache of cutting the grass, or worrying about a vandal stubbing their toe, etc)
