    I owe past due taxes and assoc fees on my Mexico property

    I just got a letter stated that Mexico my put a lien on my property unless I pay it..I'm trying to keep this propery and will use a good part of my exemption to keep it. Its just dirt right now, but I want to eventually retire there.
    My question is....if they do put a lien on it would that help me or hurt me with my BK that I plan on filing in Feb?
    I'm thinking that may help keep it away from the Trustee?? The property value has dropped from 135k which is what I bought it for to something like
    85k..that was what the resale depart. told me about 3 months ago..Since then it may have dropped even more..

    Wow - for 135K in most anywhere in Mexico you had better have gotten a bunch of acres. Can by a beach front or beautiful view most anywhere for far, far less than that. - jb

      I suppose it depends on the amount of the lien. If the lien would cover all the equity in the property, then that would be helpful. If not, the trustee can still take the property, sell it, pay the lien holder, and then use the remaining proceeds to pay creditors.

        Ok thanks...yes the property is in El Dorado ranch in San Felipe. Its an American gated community, by a golf course and 1/2 to the Sea of Cortez..Altho I paid 135k for it over 2 years ago..They say its only worth maybe 80-85k now...and 50k of that is protected in my IRA which I used to partially buy it. Hopeing the trustee wont want to bother trying to sell it since its NOT easy selling property in Mexico even in a good economy. Since they only get 10% I guess they pick and choose what to bother with.
