    Help!!! Meeting with landlord mon

    Ok, so I have been very stressed lately regarding my credit and finding a rental as I have stated in some of my past posts. I have been vigorously looking for a house and it seems like 99% of them are managed through a property management company in this area. I have applied at some and have been denied. I finally found a house and am meeting with a private owner on monday and am very nervouse as there is somewhat of an application process with him as well. What advise do you guys who have gone throught this have? What should I say? Seriously.....does the last 5 years of perfect credit have no saying in this? I am so nervous, I want a house!!!!

    I've not had to do this I still live where I did, but honestly is always the best policy.

    If he's asking to pull a credit report for the application it would be the time to explain the bankruptcy etc to him so you get your say rather than him forming a bad opinion pulling the record on his own.
    May 31st, 2007: Petition Filed by my lawyer
    July 2nd, 2007: 341 Meeting Held
    September 4th, 2007: Discharged and Closed.

      I am a Realtor. We do this all the time with individual owners - and their criteria is as varied as the owners are! Having said that, most owners are first and foremost, reasonable. Occassionally you will run across one or two that are hard nosed, but that is the exception rather than the rule.

      If you are honest right up front, you will normally get the property. Run your own consumer credit report, most owners will review that report and not require another. If you had a foreclosure in addition to the BK, it is a little more difficult. If you gave up your home in the BK, then that is easily explainable. The owner wants assurance you are going to pay on time every month, so have a plan to make timely payments. Good luck! You will be fine.
