    well our mortgage should be paid off in another 20 months here in florida. (so are the best laid plans) and then we would like to buy in NC which hopefully will be a bit more open on the VA lending, as there are so many military bases in that state.

      I was told yesterday by my credit union that broker the loans out that I could expect 3.5% and that my nearly 4 year old BK should not affect me at all at this point.
      If that happens it will be the lowest interest rate that I have ever had in my life.
      We are awaiting pre approval now but should have it in the next 24 hours.
      Some agents won't even show a home if you are not pre approved in this area.

        yes, i would think now a days agents don't want to waste their time and effort to someone that will not qualify.

        best of luck! we are waiting and know it will go well for you. AZ like FL has a ton of inventory, so i'm really hoping your loan goes through, it will be like "breaking" the ice hopefully for more to come. nice 3.5% that's great!

          So correct about the agent statement.
          We looked at a couple existing homes and really liked the agent and wanted to have her as our agent, but when we were going through one home and our BK came up in conversation, the tour ended shortly thereafter. From that point on, the thrice weekly emails of listings to my wife ended, and no calls were returned.
          Which looking back was a good thing, as it lead us to the builder we chose. But still, that was not quite the professional thing to do.
