We need more information to help you sort this out. What's your total gross income for the last six months? How many people are living in your house? Do you have other assets (car, etc) that you want to keep? Are you current on your house payments?
And I'm not being judgmental, but how did you end up with a mortgage (mortgages?) that is 60% of your net income? Why do you need to keep this financial sinkhole for a few more years?
