              thank you pamkev, angelinacat, and ladyinthered! i love the positivity and support in these forums, thanks to folks like you.

              a bit of work is ahead of us still, as we need to get a tax lien removed and also need to officially strip our 2nd mortgage. but both of those will be easy compared with 4yrs and 8 months of payments plus the waiting (and uncertainty) for the discharge.
