    Schedule J - Home Maintenance

    Hi there,

We're working on our schedule J (Actual Budget) and itemizing for ourselves what is spent, or should be spent for home maintenance going forward to get a total number. Our goal in this exercise it to be able to defend our numbers on Schedule J with either receipts or showing we've neglected things we should pick up.

In this category,I'm including lawn care costs (Lawn Tractor, Weed eater consumables and maintenance, fertilizer, Bug Spray, Deck staining, Septic Draining, Snow salt, basic landscaping).

For inside the house,I'm counting water and air filters, Softener salt, Carpet cleaning, Furnace Maintenance

How do I represent general maintenance for the home (busted pipe here, fridge maintenance there?) Do I take old actual costs over last year and then just project them out?

What about a new roof? Home is fairly new, but will need a new roof in 15 years. Can i include some sort of savings for that monthly within home maintenance?

Thanks for sharing your expertise and experience.

Also which category do we stick HOA in?
