You could force them to go through an eviction process which could cost them a lot more than offering cash for keys! It just simplifies the process!

Yes it would. I always say... "NEVER" (EVER) get an eviction. I, along with the majority of landlords and almost all management companies, would NEVER rent to someone that was evicted. I don't even want to mention what some of my friends (whom are landlords) have gone through attempting to evict people.

Some States have streamlined evictions, like Florida. Other States, which shall remain nameless but are in the "new" part of England, are tenant friendly and it takes months to evict someone! Some people don't care about their credit and will fight you tooth and nail and live rent-free for as long as possible.
