    I'm Back and I'm Beat!!

    Haven't been around much lately because we've been moving.

    AND,....... All heck broke loose on our house. We were all set to Foreclose Tues, May 30th at 9am.

    We got a last minute offer. Our Realtor was frantically working to get docs to our Lender the week before Memorial Day. By close of business Friday, we weren't sure the Lender had received everything needed. Our Realtor had faxed the same docs 2, 3, even 4 times. Supposedly they weren't getting them.

    About noon on Tues, May 30th, our Realtor called. The Lender had gotten all the docs and postponed our Foreclosure 30 days to give us a chance to get the house sold and closed. But we didn't have a pay-off amount.

    The Realtor got the pay-off yesterday and the buyer's offer was $2150 short. Money we don't have to take to the table to put the deal together.

    Our Realter had cut her fee down to 1% but the other Realtor was getting full commission.

    So, today, I called the Work Out Dept of our Lender to see about doing a Short Sale. It was such a "small" amount I was hoping they could do a quick approval. The rep I got hoped the same thing too. I was on hold for 15-20 minutes while he talked it over with his Supervisor. But No Go. We had to do a formal Short Sale application. Normally it takes 2 weeks or so, but they're really backed up right now. It would probably be more like a month before we could get approved. By then, our house would be Foreclosed.

    When the other Realtor heard that she immediately called her buyers. They upped their offer $1500, she cut her commission $500, and we'll pay $150.

    Fingers crossed that we pass our inspections and this deal all comes together.

    If it does, we dodge the Foreclosure Bullet!

        All prayers greatly appreciated and welcomed!!

        I fretted so over the house all last fall as I watched our savings dwindle away. No offers. Wondered what was up but figured it just wasn't meant to be for us. Gave up worrying and felt like this was all part of some grand plan.

        Then poof! Outa nowhere came this couple and their offer. And here we are.

        I told the kids at the dinner table tonite that Mom played Real Estate Agent for a while today. Shame our area has one of the highest Foreclosure rates in the country. Otherwise, I would consider selling real estate full time after the BK.

          I am glad we were so busy last week. I probably woulda worried myself to death over this whole thing.

          Yesterday when we got that phone call telling us we were $2150 short was like a kick in the gut. Today has been stressful making all the phone calls and sending faxes and such. But, hopefully, fingers crossed, it will all pay off.

          Everybody loves the new place!

          It was amazing. While we were moving ferrying loads from there to here,....... We'd be there and everyone was glum chums. We'd get here and everyone would be in a better frame of mind.

          And our Landlord is MUCH nicer too.

          She'd arranged to come by on Tues after Memorial Day to say Hi and pick up the first month's rent check. No specific time. We were headed back to the other house to get a load so I left the rent check in a kitchen drawer, told Mom what the Landlord looked like, and left her in charge of giving the check to the new Landlord. Mom took her meds and fell fast asleep.

          I get a call on my cell. It's the new Landlord. She's been knocking and ringing the bell. Fig'd we'd gone to the other house. I told her Mom was there. Probably asleep. To give it another try. Maybe she'd wake her. About 5 minutes later, the Landlord calls again to say she couldn't wake Mom. She was gonna leave and catch up with us later.

          I sarcastically said in a joking manner, "Don't you have a key?? Can't you just let yourself in??" She said she did have a key in her purse but did not want to use it. The Condo is our home and she did not want to scare Mom. Amazing!! Novel concept!! Not like our other Landlord at all! So I told her to go on in and get the check. I told her where the check was. She got the check and slipped back out without even waking Mom. She called back to say she'd gotten the check and Mom slept thru her sneaking in to get the check.

          It is so much more comfortable here than the old house! And everything works too! The stove cooks well. Like it's supposed to. The dishwasher does not leak. The toilets all flush right. The main doesn't blow when the A/C kicks on. No mice. No bugs. We have a screened in deck that looks out over a pond. And the pond is stocked with fish. We walk out the back door and wet a line when ever we want. It's a very quiet neighborhood. We've met some of the neighbors. It's a mix of renters and owners. People move in here and stay for a while. Not the constant turnover you see in apt complexes.

          Overall, we're thrilled!!

            What wonderful news, SF! We are all praying that everything goes smooth as silk with your house sale. Sometimes an unexpectedly sweet light does shine into our darkest corners. Sounds like you have a gem for a new landlord and a lovely new place to boot. Keep us posted - we are all rooting for you!

              SF,

              Sure home your home sale goes off like clock work and solves all the problems that you've been thru with it......

              Sometimes it seems like there's no end to all of it, huh... but finally there is a light at the end of the tunnel...

              Sounds like your new "digs" is a good place and probably an excellent move on your part..... Yes rural living is sooooooooo much better than condos, apts, etc.... You don't feel like you are crammed up against your next door neighbor......

              The kids will adjust real good also..... you'll be amazed.....

              How nice that everything in the house actually works................ that's a bonus in itself.... nothing worse than plumbing that doesn't work, electrical that doesn't work, etc.... and your paying out big bucks in rent.....

              Keep us posted on the sale....... here's praying for ya....

                Congrats SF. Looks like that part is looking up for you. I hope they close on the sell.....fingers crossed.
                When it all boils down to it, its just numbers! Your credit score, your interest rate, your bank account, and your net worth if you're fortunate enough to have one......is your happiness really defined by numbers?

                  The whole development is Condo style townhomes. Two units per building. Lots of different architectural styles so it has a "neighborhood" look and feel to it. Also, it's small. One street with one cul-de-sac off that. "Houses" on one side of the end of the main street and one side of the cul-de-sac all back up to the pond. We got lucky and got a unit that's on the pond.

                  Our Landlord owns 3 or 4 buildings in this development. These are just a few of their properties. They own all price ranges, types, and styles of properties around town. Single family homes, condo's like this, and apt buildings.

                  They have a full time maintenance guy who we call when we've got a problem. We realized we didn't have a filter in the air handler and we saw the flapper on our dryer outlet is broken. I coulda called the maintenance guy but I knew he'd be by to mow sometime this week. He was here today so I pointed those 2 things out to him. He said he'd get them taken care of. Then he asked if I had his phone number. I said Yep. But those things weren't an emergency. No need to call. Thought I'd tell him when I saw him. He said OK. Seemed surprised. I guess other people call about anything and everything at the drop of a hat. I told him if a line bursts and we have water in the basement or something major like that, I'd definitely call. He said OK and grinned.

                    I am on pins and needles dreading the inspections today. They'll be doing that in about an hour or so. I think everything should be OK, but you never know. We've had people keeping an eye on things there for us, but the water's been turned off for several months. I worry about any leaks that might spring up and the septic system. It's not had water flowing thru it for months now.

                          So happy for you SF. I pray that they pull through and you don't get the forclosure on your record. Sounds like your new place is very nice and peacefull which is I am sure welcome at this point. Now you can just take a deep breath, enjoy and finally relax. Good luck with the house sale. Do you know how the inspections went yet?
